By first identifying and purchasing well-located assets that suffer from deferred maintenance and functional obsolescence, Keystone then invests capital to upgrade systems, infrastructure, facades and common areas. Consequently, properties that previously could not command market rental rates can be reinvented to compete with the highest-grade assets in their markets. This strategy enables Keystone to be at its most competitive when trying to attract credit tenants. To the extent that there is additional floor area ratio (FAR) for the site, Keystone will take advantage of opportunities to build additional rentable area with the ability to increase net operating income and value.
